Repairing Water-Damaged Siding and Trim
Press your thumb into the corner trim under a window and feel it give like a stale sponge — that’s the tell I look for on nearly every wood-framed house I walk through, no matter how good the paint job looks from the curb. Telling cosmetic damage from structural damage
Not every stain means you’re tearing off a wall. I sort what I find into three buckets:
- Surface-only — peeling paint and mild checking on otherwise firm wood. This is a prep-and-repaint job, nothing more.
- Localized rot — a punky sill or a rotted length of trim where the sheathing behind it still reads dry. This is a board-replacement job.
- Migrated damage — soft siding plus a moisture meter that lights up on the sheathing and framing behind it. This is the expensive one, because now you’re into the wall assembly, not just the skin.
If a screwdriver sinks through a trim board with light pressure, the fibers are gone and no filler saves it. Epoxy consolidants are for firm wood with minor voids, not structural replacement — I’ve seen too many houses where someone troweled body filler over rotted end grain, painted over it, and sold the problem to the next owner.

The checks I hand owners on the way out
- Walk every elevation twice a year, spring and fall, and look up. Most damage starts high and travels down.
- Probe sills and corner boards with a screwdriver. Firm is fine; soft means call someone.
- Keep caulk joints and paint intact at end grain and butt joints — that coating is the wood’s raincoat.
- Check that downspouts discharge away from the wall and that grade slopes away from the foundation. Most siding rot is really a water-management problem wearing a rot problem’s clothes.
