Winterizing Your Home’s Exterior

The hose bib nobody thinks about until it splits
Frost-free hose bibs still burst if a hose is left attached over the winter — the water trapped in that last section of pipe has nowhere to expand. I tell owners to disconnect every hose, shut the interior valve where the plumbing allows it, and add a foam faucet cover. It’s the cheapest line item on the whole job and one of the most commonly skipped.
That nickel-through-the-crack caulk isn’t doing anything
My second pass is air and water sealing. I run my hand around every window and door frame, every spot a pipe or cable comes through the wall, and the sill where siding meets foundation — the exact kind of joint that had failed on that Hamden ranch. Caulk that’s shrunk, cracked, or pulled away isn’t sealing anything anymore; it’s just decoration.
I use a quality exterior-grade elastomeric or polyurethane sealant instead of the cheap acrylic tubes off the hardware store rack, because it stays flexible through freeze-thaw cycles instead of hardening and splitting again in a year or two. None of this is glamorous, and that’s exactly why it gets skipped. But a $300 fall afternoon of water management and sealing is what keeps you from a burst pipe, an ice dam, or a spalled walkway that has to be torn out and redone in spring.

Use sand for traction or a gentler de-icer like calcium magnesium acetate, and keep concrete and masonry sealed on a regular cycle to slow the damage.
