Why Water Pools Near Your Foundation (and How to Fix It)
I lost a deal in St. George last year over a puddle. The home inspector’s flashlight caught a damp tide line on the basement wall, the buyers pictured a flooded foundation, and a clean offer turned into a $12,000 credit request. When I walked the exterior afterward, the cause was almost comically simple: the grade sloped toward the house and both front downspouts dumped water three feet from the foundation. Where the water on North Shore lots actually comes from
People assume pooling means a plumbing leak or a high water table. On the older lots around St. George, New Brighton, and Tompkinsville, it’s usually neither. Many of these homes date back to the building boom of the late 1800s through the 1930s, and they sit on lots that slope down toward the harbor with dense, clay-heavy soil that doesn’t drain on its own. The culprits are almost always at the surface: settled soil against the foundation, downspouts discharging too close to the wall, or a driveway and walkway pitched back toward the house. Coastal storms drop a lot of water fast here, and if the ground can’t move it away, it sits against your wall and finds the path of least resistance, which is your basement.
Grading: the fix I check first because it’s cheap
The first six to ten feet of soil around the house should slope away from the foundation, dropping about six inches over that span. Regrading and building up soil to create that pitch is the single most cost-effective fix I recommend, and it typically runs $500 to $2,500 depending on how much of the perimeter needs it. If grading and downspouts don’t solve it, you move down the ladder in cost, not straight to the most expensive fix. A French drain or curtain drain around the wet side runs $1,500 to $5,000. Full exterior excavation and a waterproofing membrane, the gold standard for a genuine foundation leak, can run $10,000 to $20,000 on a Staten Island lot where access is tight and the crew has to hand-dig around old utility lines. I only send sellers down that road after the cheap fixes fail, because most pooling problems never need it.
