Fixing Cracked and Heaving Driveways

My name is Mike Doyle, and I’ve spent the last 19 years designing and building hardscapes around Pittsburgh — Squirrel Hill, Shadyside, Mount Washington, the works. The first thing I do on a driveway job is get down on one knee at the worst crack and look sideways across the slab. A lifting slab tells me something the eye alone misses: water and frost are moving the ground underneath, and the concrete is just the messenger. Last spring a client in Squirrel Hill had a panel that had heaved almost two inches over one winter. The crack looked cosmetic. The cause was not.

Why Pittsburgh driveways crack and heave

Our freeze-thaw cycle is brutal on flatwork. Water seeps into the base, freezes, expands roughly nine percent, and shoves the slab up. With a frost line near forty inches, the ground here freezes deep. When it thaws, the slab drops back down, but never quite evenly. Do that thirty or forty times a winter and you get the classic Pittsburgh pattern: mid-slab cracks, lifted joints, and a lip you catch with a snow shovel.

De-icing salt makes it worse. Allegheny County plows lay it on heavy, and chloride works into hairline cracks, corrodes any rebar, and speeds up surface scaling. If your apron near the road looks pitted and flaky while the middle looks fine, that is salt spray from the road, not a product defect. Poor drainage is the third culprit, and on our hilly lots it is everywhere — a driveway that pitches toward the garage instead of the street feeds water straight into the base course, which is exactly where you do not want it in January. This matters more on older streets, where a lot of the housing stock going up between the 1900s and the 1930s was built before anyone graded a driveway with drainage in mind.

Repair, resurface, or full replace — how I sort it on site

I put every cracked driveway into one of three buckets, and the concrete’s condition decides which one, not the homeowner’s budget:

Slab jacking is the move I recommend most when the panel itself is sound — the crew lifts it back to grade in an afternoon, it is far cheaper than a tear-out, and it keeps the original driveway’s lines intact. Full replacement is a bigger decision, and the number climbs fast on a steep lot or when a failed base has to be dug out and rebuilt. This is not a job to hand to the cheapest bid; a crew that understands our slopes and clay-and-shale subsoil is worth the call, and for a repour I would start with an established outfit that does Pittsburgh concrete driveways day in and day out.

The part nobody sees: base and drainage

Here is where I get on my soapbox. Ninety percent of the heaving I see traces back to base prep, not concrete quality. Our clay-and-shale soils hold water and swell, so a driveway that will survive our winters needs six to eight inches of compacted, well-graded crushed stone over a firm subgrade, compacted in lifts rather than dumped and raked. On any repour I insist on that, plus a pitch of at least a quarter inch per foot away from the house so meltwater has somewhere to go instead of sitting under the slab.

For a repair to hold, the drainage problem has to get solved at the same time as the crack. On a sloped Pittsburgh lot, if your driveway sends water toward the foundation, fixing the slab without fixing the grade — or without a curtain drain to intercept that runoff — just buys you a year. What I change on a repour so it doesn’t happen again

When a client is repouring anyway, I push for details that fight frost rather than just replacing like for like. Control joints tooled every eight to ten feet give cracks a planned place to happen instead of a random one through the middle of the slab. Fiber-reinforced or rebar-reinforced concrete holds panels together when the base shifts underneath. And for driveways that heave no matter what I try, I steer people toward a permeable paver system: individual units flex with the ground instead of cracking, and water drains through the joints rather than pooling on top. Pavers cost more up front, $15 to $30 per square foot installed, but on a frost-prone hillside lot in an older Pittsburgh neighborhood it can be the last driveway you ever pay for.

Whatever material you land on, resealing every two to three years and switching from rock salt to calcium magnesium acetate will add years to the surface — concrete resurfacing only buys you so much if you keep salting it hard every winter. Questions I get asked on every estimate

Can a cracked driveway be repaired without replacing it? Usually yes. If the concrete is sound and the cracks are under a quarter inch with no lifting, crack-and-seal at $300 to $700 handles it. Heaved but intact slabs can be foam-jacked back to grade for $600 to $1,500. Replacement is only for widespread spalling or multi-directional heaving.

Why does my driveway lift every winter? Water in the base course freezes and expands, shoving the slab up, then it settles unevenly on thaw. With Pittsburgh’s frost line near forty inches, the freeze goes deep. The fix is almost always drainage and base related: regrade so water runs to the street, and rebuild the crushed-stone base to six to eight inches if it has failed.

How much does it cost to replace a driveway around Pittsburgh? A standard two-car concrete driveway runs $4,500 to $10,000 installed, more on a steep lot or if the base has to be dug out and rebuilt. Permeable pavers run $15 to $30 per square foot but resist the freeze-thaw heaving that cracks poured slabs.

What’s the best driveway material for an older home in Squirrel Hill or Shadyside? On lots with homes from the 1900s through the 1930s, I lean toward permeable pavers over plain poured concrete whenever the budget allows and the lot has any slope — they handle our freeze-thaw cycle better and can be matched to the character of an older streetscape. Where a poured driveway fits the house better, I make sure it gets proper control joints, reinforcement, and a real crushed-stone base rather than a like-for-like repour of whatever failed the first time.
